Is America the Land of the Free? or in Bondage to the Credit Problems

Is America the land of the free?   Or are we in bondage to this credit crisis and government?  Everyone seems to be talking about the bailouts and everybody’s lining up for their  part of  the bailout money! What is happening to this great country of ours?  Why is it that the little business are all forced to go out of business; but we are doing everything to save GMC which would probably be better to let them go into bankruptcy and maybe break the back of the unions!

I had a piece of property to develop and I was looking for private investor’s to double their money, and I did not have one taker  in  more than a month! I had to shut down a business and lost about $50,000; but I will not get a bailout! I just have to start over and work at repaying the people the company still owes money too! The IRS will not forgive my bill for $9,000.  Our government is forgiving the debt of all these banks. Why is this? It is because the government is the problem; when they repealed the Eagle act back when Bill Clinton was president. It removed the regulations of the mortgage and banking industry which is the cause of our credit cries!

It was very sad to see that even offering to double people’s money, everyone is so scared that no investors stepped forward.  So I am doing this project by hard money and a construction loan. If we don’t ask the American people to hold our government accountable, we will just see more and more pork spending. I hope that  Obama can turn this around and get America to be the great nation it was but it’s going to require everyone’s help.

Why do most Americans live off their credit cards?  Is that what our government has taught us to do as they have done; spend more than we have and always live trying to catch up? We as Americans do not save money anymore; we all live from paycheck to paycheck, and we all are broke at different levels. Is that what our government has taught us to do as they have done without funds? It is the American system in the teaching that needs to be fixed. It’s as bad as Charles Barkley’s golf  swing but he is working on fixing it and we the people of America need to fix what we teach our children. They need financial education and a have to understand how to have money work for them as people in real estate do.

That is one of the reasons I started this site and I’ll be writing another story right after this about another project that someone needs to find a cash buyer for and is willing to take a big loss just to sell this project off right now! I’ll tell you why I wrote this, because I’ve watched Americans that have lived the American dream and built a great business and lived a very comfortable life; because of health issues in this country’s economical situation.  People are learning how to live on Social Security and $3000 a month.  We were sold the idea of retirement was to work hard and save, through their 401k or retirment plan; however, everything they worked for went down the drain with the stock market!

If American’s Come Together We Can Save our Economy

If Americans came together we could save our economy. The dealjoiner is looking for investors; because the banks are not lending, instead we are bailing them out.  I figured it was safer to find private money to invest in this development.  America has been built by people helping people, and no matter what the government does if we do not get back to people helping people we will ruin this country.

Have you ever heard the story of Henry Ford, of  how he almost gave up because the bank would not give him a loan for  the parts of the carburetor he was building?  This story went something like this;  the bank had turned him down for a loan of  say $35 for the parts for the carburetor for the model-T he was building.  He went home all downcast ready to give up on the dream of having a car in every home.  His beautiful wife asked him,” what is wrong Henry?”  He told her the bank would not give him the loan for the parts he needed to build the carburetor for the model T.  Mrs. Ford being a supportive wife said to her husband, “we’ve been saving all this money for a new house.  I think we should lend it to ourselves; because I know you’re good for it, Henry.”  Think about it;  if he would have given up on that dream we may not be driving cars today.  Mrs. Ford had the insight and made the dream come true by lending him the money from their savings account.

If the American banks are not lending; homes will not be built in American contractors will have no work.  I know that people can make 20% on their funds lending it to real estate investors.  I offer to double people’s money in 12 to 36 months to invest in my development in Branson Missouri. I challenge people to use their Roth IRAs so the money went back to their account tax-free; and I recommend a company called Entrust of Arizona which handles these funds.  This country was built on the dreams of the people!  Have we as a nation stopped dreaming?   Was it the Congressmen, Senators, or the president that made this country what it is today? No it was the people and their dreams!  My question is:  Have the American people stopped dreaming?  Have we given in to the system, and will we allow this country to become more socialistic than ever?

I just watched the movie called Wall E about a machine that was left on the earth to clean up the mess.  Wall E  found a movie among the rubbish that inspired him to have feelings and to love.  One day wall E finds a plant and brings it back to where he’s living.   Then the people that had left earth sent a ship back with pods to look for any plant life and since this was the only  living thing on earth at this time wall E falls in love with this other pod.  Then this pod finds the plant and sends a homing  beacon to the mother ship which comes back to pick it up, and Wall E catches a ride back on the mother ship to where the people that left earth before the disaster hit. They were supposed to return to earth if they found plant life growing.  The main thing that nobody talks about in the movie is that everyone from the Earth is overweight and on this fast food diet and they move around on air chairs so they did not even have to walk.  They were a society that expected everything to be done for them by their machines on the spaceship;  and the machines that controlled the  spaceship was trying to get them not to go back to Earth.

That is why the American economy is up to the people of America; we can become the greatest nation again if we learn to help one another and make money together. Why is it that the people of this great country have to pay the bills for what choices our government has made?  If the people do not join together and build this country again,  I believe the government will not get out of this economical crisis by themselves.  I figure by doing this development I will help many families pay their bills and give jobs to many contractors to build houses for the people that buy the lot’s.  I do not want to blame the government or the banks. but the real thing behind it all was greed and a selfish ambition to fulfill personal desires.  How could a mortgage brokers keep on giving people mortgages when they knew the mortgages  would go bad! That becomes a personal choice;  and maybe even a no conscious choice; because they forgot to think of the other person or put themselves in that place! As the good book says  “do unto others as you would have them do unto you!”

The truth is if America does not come back together as a nation of people helping each other and not just looking out for their own needs we are in trouble. That’s one of the reasons I started this website to try to help everyone win by building a development in this country  with private money to help many people.  It has to start somewhere as it did for Henry Ford with his dream!  The one and final point is that we have to do things that is good for everyone to make a living and not just for self gain only!

How Roth IRAs can Invest in Real Estate

I do not have all the answers on how you can use a Roth Ira to invest in real estate but you can go to Entrust Arizona.com. This group of people agree to work with and will give you all the real answers and details on IRAs.  I am  just making an  attempt to explain what I understand about it.  A company like Entrust  is a record-keeping services for clients who choose to self-direct their IRA accounts and take advantage of investing in nontraditional assets.

With Roth IRAs which are self-directed you can actually invest in real estate, in (LLC’s) limited liability corporations, limited liability partnerships, partnerships and joint ventures, and much much more. An LLC is a legal organization that provides the tax advantages of  a partnership while limiting the legal liability of the individual partners in the same way a corporation does.

Purchasing nontraditional assets with a self-directed IRA can help you diversify your investments, which may guard your retirement portfolio against economic changes. Investing in an LLC is just one of the many options available with your self-directed IRA.

These are some of the comments why people use self-directed IRAs when the economy changes you can put it in what you choose like a real estate development that is guaranteeing you double your money in one to two years. I do not want anyone taking all their retirement portfolio and putting it in one thing; that’s not what I’m asking you to do,  I’m asking people to take a portion and invest it in my land development.

When you are raising money and asking people to use their 401(k)s or retirement plans from a job they do not have any more,  they can move that all into a self-directed Roth Ira and put it into real estate projects or the LLC.  Bass Country Estates  LLC will be doing a real estate project so you have double the protection of your money.  How can I give double your money back?  Because,  I am not paying high interest every month like most projects.  When you have cash the developers  understand by getting your project as quickly as possible they will get paid right away; therefore  their pay is not prolonged.   I have used private money before and things seem to move a lot quicker on all ends of a project.

With private money and cash you can close on the land in 10 days because most of the due diligence has been done: but you really would double-check everything. The engineer is ready to draw on this development, we have the companies lined up to do the sewer system approved by the state within 30 days or less. The owner of the land, which has owned it for over 70 years, knows all the local builders, developers and engineers, and even some of the judges, which all help us in moving projects like this forward quickly.

The one developer next-door sold his development out in six months. Most of the homes, in that development are 10,000  sq ft or larger.  I also understand we have more Lots and more acreage,   as breathtaking of a spot on this lake.  Plus we have that special arrangement that no other developer in the area has that will be a great marketing benefit.

How does the Money get Handled

I know most people will ask: How will you deal with the money? I’ll cover this in many ways today.  It will most likely go into an escrow account for the LLC, and a small portion about $250,000 would go to a checking account. Once all the funds are in an escrow account, and all the legal documents have been drawn up, the LLC will close on the property and at that point all liens would be placed against the property for each investor.  All the details will actually be defined in the memorandum that each investor will get.

 

The LLC  will also put all the sales of the lots into an escrow account. Every time that escrow account reaches a certain amount each investor would get a fourth of the total amount of their return. So as the development progress and sales happen investors would get returns each time the second escrow account reaches a set amount. Again more of the details of this are set forth in the memorandum that each investor will get & sign before they invest in this LLC.

I’ve talked about 401(k)s and Roth IRA’s that are self-directed, anyone can have a self-directed Roth IRA, there are companies like Entrust and others around the country that handle these accounts. That is what makes it a legal retirement fund because Ira account managers manage your money as you instruct them to, and what to invest in. I am not a financial adviser so I do not know all the laws, there are many types of Roth IRA’s , but the only one is a self-directed Ira that you can invest in real estate and other investments.  You need to talk to a  financial planner that can help you set up a self-directed Roth IRA. Then the IRA could invest in this development and double its money in two years or less.

All the details will be in the memorandum that serious investors will get a copy of once the LLC has all its funds to move forward. So if you download the investment summary it’s a brief overview of the plan. Right now I don’t know how many people would trust the stock market, and the next question is why would they trust me. The only way I would feel good about this is because through private money I can give liens on a land and secure your funds to double your investment.

In any investment there is really no security except the stock certificate or the knowledge of your return. By doing it this way,  giving you liens, on the property equal to double your investment, and as you get paid back you will release a certain portion of liens for each payment you receive. So if I replaced everybody’s investment within a year and then pay them the double their investment the second year everyone would be very happy, because I don’t know anyone that is willing to give this type of return on an investment.

You Need to Have a Win Win for All

This is the dealjoiner and today I want to talk about a deal that I have for investors.  This is 162 acres of raw land sitting on one of the most beautiful lakes in Missouri.  It has some of the top bass fishing in the United States. and there are other developments on this lake, but we have one of the prime pieces of real estate left.  It’s just outside Branson Missouri and we have one unique thing that most of the other developers don’t have.

So I am looking for private money to do this whole development.  I need around $11 million to do everything.  I believe by using private money I can give each investor a more safe and secure holding. I will all allow each to put liens on the property, equal to double their investment.  Because I want to pay back the investors first.  I will not specify which lots they are, so as the lots sell the money from the sales would go back to the investors till all investors are paid off.  Except what the project may need to keep everything moving as fast as possible. It should be a one to two year investment! because of the  unique arrangement we have set up already.  It is about a 77.9% return on the money.  Roth Ira’s that are  self-directed can be invested in this, and all your money would return to your Roth Ira tax-free.  If there are companies out there that would like to invest the company’s retirement fund, I will still double the money.  By doing it with private money I can secure all the money by the land or the lots that will be sold off through liens.  Again for more information put your name, phone and e-mail address and you can get more information in the investment summary.

I figured that doubling your money in two years worked out to be 77.9% interest, and if you got paid off within a year it is 152.337% to double your money in one year.   I know we  could not to do this if it was not all private money,  because people could wait one to two years for this kind of return.  What if it took a half year longer is there anywhere else you could get this type of return on your money?  Let alone with a self-directed Roth Ira because I believe all the money would go back to your IRA  tax-free.

Joining Investors with Deals

Hello!  The goal of this website is to find commercial real estate deals.  Then find investors for the deal, and make sure they get a great return on on their money. I will be writing about deals that I find that look like they have a great upside.  Some will be land deals;  some might be commercial developments and retail centers, and others might be apartment complexes, or office complexes. I would love to see every investor Double their money on every project.  In the next day or two I will be posting an investment opportunity for a land development deal that I am raising funds for, and I want it all to be private money.  I figured if it took two years to double everybody’s money it would be around  77.9% interest!  Private money is the way to do things because I can give more protection to each investor on each project or deal I do.

I do not know many banks that are giving 77.9% interest on CDs, and I don’t even think you can make that in the stock market today.  I can do it for private investors because the projects are more secure, and it’s the time given to me by private investors that allows me to pay such great returns. Now if you had a Roth Ira that was self-directed and you could put in a half million dollars and in two years you would have $1 million back in your Roth Ira tax-free.  Would that be a great deal for you?

The way I can make the project most secure is by doing my due diligence and knowing the costs of the land development, and incidentals, in covering that with cash or private money.  Then I can allow each investor to put liens on part of the development that guarantees them security to get paid back.  And once they are paid back they have to release all liens against the property. There are many other ways I can secure your funds through the project.   The project is land; it is so many lots that would equal the total amount of return.  It would never be set lots; because as the lots sell I will be breaking down amounts so that I could repay the private money as soon as possible.

This will give you some idea of what this website and blog will be all about. Many people on the Internet that have made lots of money could actually invest in the deals and double their money.  The best way would be through Roth IRAs or a company directed Ira that could put up all the money and know that their people would have 100% return in two years or less.
